We hope everyone is enjoying the fall season! As we approach the end of the year, the Board would like to share several important community updates and upcoming events.
Community Management Transition Update
As a reminder, the New Town Residential Association (NTRA) officially transitions to Associa Community Group as our new community management company today - November 1, 2026.
Following a thorough evaluation of our community's evolving needs, the Board selected Associa for its expanded management resources, financial and administrative support, and experience serving large, complex communities. Associa also maintains a local office on Discovery Park Boulevard in New Town, where our community manager and administrative support staff will be based, providing convenient access and support for residents.
This transition represents an important investment in the long-term stability of our community, more effective community management, and the protection of our property values. It will also allow our volunteer Board to focus more effectively on governance and strategic priorities.
The Board sincerely thanks Jim McEvoy and Keri Forbes of Chesapeake Bay Management for their dedicated service to New Town and their continued assistance throughout this transition.
Associa has already begun communicating with homeowners by email, introducing our new community management team and providing important transition information. Homeowners have also been sent a welcome packet by mail containing account-specific information, payment instructions and details for accessing Associa's online homeowner portal. We appreciate everyone's patience and support as we work together to ensure a smooth transition.

2027 Landscape Package Selection Process
As we prepare for the 2027 landscaping season, the Board is working with Associa to verify existing landscape package selections and ensure accurate property records and billing.
Homeowners who selected a landscape package for 2026 will automatically retain their current package for 2027 unless they request a change. Homeowners wishing to change their existing package, new homeowners, and those who did not make a selection in 2026 will have an opportunity to select a package during the upcoming selection period. As a reminder, homeowners who did not make a selection in 2026 were automatically assigned Package A, our most comprehensive level of landscape service, which will continue in 2027 unless a change is requested.
Associa will send homeowners an email with additional information, including available landscape packages, pricing, and instructions for making or changing selections.
We appreciate everyone's cooperation as we work to make this process as simple and efficient as possible.
Board of Directors Elections
Two seats on the NTRA Board of Directors will be up for election at the end of this year, with each position serving a two-year term through December 2028.
We encourage homeowners who are interested in helping shape the future of New Town to consider serving on the Board. This is a great opportunity to contribute to our community, collaborate with fellow residents, and help guide the priorities and decisions that keep New Town a wonderful place to live.
Interested candidates should submit a one-page document (Word or PDF) to the NTRA Secretary at
ntra.secretary@gmail.com by November 7, 2026, including the following information:
- Name, address, email address, and neighborhood
- A brief biography highlighting relevant experience or qualifications
- A short statement explaining why you would like to serve on the Board
Candidates must be NTRA owners in good standing. Additionally, under the NTRA Bylaws, no more than two directors may be elected from any single neighborhood. Continuing Board members for 2027 reside in Abbey Commons, Savannah Square, and Charlotte Park.
